Clammy air and musty AC smells
A house that's cool but clammy usually means the AC isn't removing enough moisture: the system is oversized, the fan is set to on, or the drain and coil are dirty. The EPA says to keep indoor humidity below 60 percent.

Why Panhandle air is hard on an AC
Dew point tells you how much water is in the air. Crestview averaged 12 days a year with a mean dew point of 75°F or higher over 2015 to 2024, against 3 over 1973 to 1990, and about 98 days at 70°F or more. The average July dew point is 73°F. Your AC has to pull that water out of every bit of air it cools.
Days per year with an average dew point of 75°F or higher
An air conditioner removes moisture only while the compressor runs and the coil is cold. Anything that shortens that time, or puts the water back in the air, leaves the house clammy at a cool setpoint.
The beach side has its own version. At the Destin-Fort Walton Beach airport there are 106 nights a year that don't drop below 75°F. The AC never gets a dry, cool night to catch up, and a condo on Okaloosa Island with the slider cracked open is fighting Gulf air directly.
The usual causes
- Oversized system. A unit too big for the house cools it fast and shuts off, then repeats. That's short cycling. The DOE says oversizing reduces dehumidification, because short runs don't give the coil time to wring out the air. Size should come from a Manual J style load calculation. See what size AC for 2,000 square feet.
- Fan set to on. With the fan running while the compressor is off, air blows across a wet coil and picks the moisture back up. Set the fan to auto. This one is free.
- Dirty coil or a slow drain. Water sitting in the pan or a slimy coil raises humidity and is a common source of musty smell. The EPA says to keep drip pans clean and drain lines flowing. See AC drain line clogs.
- Leaky ducts. Most houses here have the air handler and ducts in the attic or a closet. A leak on the return side pulls in hot, wet attic air. Older homes in Fort Walton Beach, where about 45% of housing was built before 1980, often still have original ductwork.
- A house left closed up. Second homes and vacation rentals from Destin to 30A sit empty for weeks with the AC set high or off. That is how people come back to mold. See vacation rental AC settings.
One local post stuck with me: standing water found sitting in a plenum. That is the drain or pan failing, and it is exactly where the musty smell starts.
What humidity to aim for
The EPA says keep indoor relative humidity below 60 percent, ideally 30 to 50 percent. In a Panhandle summer, getting under 60 is realistic; 30 is not. A cheap digital hygrometer tells you where you stand. Check it in the afternoon and again before bed.
If it reads over 60 with the fan on auto and a clean filter, have the system checked. Ask the technician to measure how long it runs per cycle and the temperature drop across the coil. Those two numbers say a lot about sizing and charge.
Musty smell and mold
A musty smell at the vents usually means moisture and growth somewhere in the system: the drain pan, the coil, the air handler cabinet, or ducts that sweat. I'm not going to tell you it is making you sick. That depends on the person and what's growing, and it's a question for a doctor. The fix is drying things out, not masking the smell.
After Hurricane Isaias, a lot of homes had wet attics and closets. If the air handler or duct insulation got soaked, have it looked at. See AC after a hurricane or flood.
Be careful with duct cleaning offers that turn into mold upsells. The EPA says duct cleaning has never been shown to prevent health problems, that it makes sense for substantial visible mold growth, vermin or heavy dust coming out of the vents, and that you should ask the company to show you any mold it says it found. See duct cleaning.
Dehumidifier options
- Fix the AC first: fan on auto, clean filter, clear drain, correct charge.
- A portable dehumidifier works for one problem room, like a closed bedroom or a bonus room over the garage. You have to empty it or run a hose to a drain.
- A whole-house dehumidifier ties into the ductwork and runs on its own humidistat. It helps when the AC is correctly sized but mild spring and fall days don't run it long enough. Ask for a written quote.
- If the system is oversized and near the end of its life, the better fix is a correctly sized replacement, possibly a variable-speed unit that runs longer at low speed. See AC installation and replacement.
Questions Crestview-area homeowners ask
Why is my house clammy when the AC is running?
The system isn't removing enough moisture. Common causes are an oversized unit that short cycles, the fan set to on instead of auto, a dirty coil or a slow drain.
Should my AC fan be on or auto in Florida?
Auto, for most homes. With the fan on, air blows across the wet coil while the compressor is off and picks moisture back up.
What humidity should my house be?
The EPA says keep indoor relative humidity below 60 percent, ideally between 30 and 50 percent.
Why does my vacation rental smell musty when I arrive?
A home closed up in summer with the AC set high or off lets humidity build. Keep the AC running at a moderate setpoint with the fan on auto, and have the drain and coil checked.
